This is a large, older style two storey building, which needed a complex range of work including new features, renovation and rectification work as well as minor landscaping. It required structural wall removal and installation of steel beams, and extensive new aesthetic work and upgrading of old features.

This job was challenging and particularly interesting, involving good design ideas and a thorough restoration of the original building was achieved.

First floor was complete rectification work. This part of the work involved removal of a large amount of rotten timber and dealing with multiple wet areas inside and outside the residence. We were able to salvage many items and reinstall them to save money.

One of the larger parts of the renovation was the creation of a new large rear deck, timber screens and stairs, and a full size timber deck for the upper floor. Other major work included reinstalling the ensuite, ensuite deck and private deck.

Specialised finishes on the various timbers required a lot of attention to quality issues and detail. It was necessary to coordinate the desired stain colour of timbers throughout to blend. These included merbeau, cedar, maple and select grade blackbutt flooring, ensuring they took the appearance of the same species.

Extensive renovation to the lower ground floor and ground floor underdecks, screens and stairs was carried out, including:

  • Eaves work
  • Facias and gutters
  • Roof tiling
  • Kitchen work included the installation, removal and re-instatement of the new kitchen with the flooring repaired and blended with the existing timber
  • A sunroom to the rear of the house was constructed
  • Repairs were necessary to all sliding doors
  • Ceilings were repaired and related underpinning
  • Ground floor bathroom renovation
  • The garage was updated and renovated. Timber roofing members were rotten, so a new roof was required and rendering of brickwork
  • The house was completed and painted inside and out
  • We assisted the client with various pre-existing insurance issues related to the premises

This building is a good example of what can be achieved with consideration of building, materials and design issues in renovation, dovetailing necessary repairs and rectifications with new work.
